VERAWA WORLD MASTER PLAN

The VERAWA WORLD destination master plan encompasses the development of 12 Individual Themed Adventure Wellness Resorts with a total of 3,455 accommodations, utilities, infrastructure, 50+ ecotourism attractions and amenities, located along 10 kilometers of the most stunning part of the Caribbean Coast of Panama, at the heart of the Mesoamerican Biological Corridor.

The master plan also includes a national airport, three river marinas, multiple residential areas, shopping areas, spa & wellness centers, MICE event centers, a 12 km electric aerial tram, eco adventure parks with 40+ outdoor activities, a 900-hectare Private Wildlife Reserve with research & visitors center and much more.

ECO DESTINATION MASTER PLANNING

The master plan of VERAWA WORLD is designed on the basis of the highest ecological standards, with a small footprint, aiming maximum conservation of the surrounding pristine rainforest. Only 15% of the land will be used for sustainable developments. The remaining 85% of the land will be protected as a Private Wildlife Reserve.

  • 12 THEMED ADVENTURE WELLNESS RESORTS

    All Themed Adventure Wellness Resorts will be developed at the most outstanding and inspiring locations along this part of the coast; nearby river mouths, on top of big cliffs overlooking the ocean or in front of one of its untouched palm fringed white sand beaches. Each resort will have a unique master plan with distinctive tropical, contemporary and biophilic designs and will be developed around specific themes in order to offer a wide diversity of wellness, eco, adventure, wildlife or culture experiences for different targets groups at different price levels.

  • ECO TRAILS

    The resorts, amenities and attractions will be interconnected through a variety of different eco trails for electric cars, electric scooters, mountain bikes and horses, combined with a canopy zip line and electric aerial tram. A total of 30 kilometers of trails offer different ways to experience the amazingly divers beautiful coast line and rain forest. The trails will connect the main amenities and natural attractions, with all kinds of bridges crossing numerous rivers and special look-out platforms at the most instagrammable locations; on top of impressive rocky outcrops and cliffs overlooking the ocean, at waterfalls, river mouths, stunning beaches, ocean caves and small islands.

  • AERIAL TRAM AND ZIPLINE ADVENTURE

    The 12 kilometer “electric aerial tram cruise” and “canopy zip line” also connect the different resorts and amenities along the VERAWA WORLD coast. Both offer a unique perspective of the rain forest, its wildlife and viewpoints otherwise unachievable on the ground. At a height almost touching the treetops visitors will have the possibility to see a variety of birds that nest there, sloths and several species of monkeys.

  • AIRPORT

    Within VERAWA WORLD an airport will be developed to receive national flights from Panama City (35 minutes) and the tourism destination Bocas del Toro (20 minutes). The runway of the airport, located near the entrance of VERAWA WORLD adjacent to the main road, measures 1,500 lm (4,500 ft) by 30 lm (90 ft) and will be able to receive planes up to 100,000 lb (45,500 kg). In a later phase we will increase the length of the runway to 2,500 (7,500 ft) lm by 60 lm (180 ft) to receive international flights.

  • OCEAN MARINA

    The ocean marina within VERAWA WORLD will be a full-service marina with 187 slips for commercial, recreational, research and safety vessels, guest docking facilities, hoists, work area, restaurant, café and bar, laundry facilities, ships chandlery and boat sales, rentals and lessons. From the marina there will be daily boat tours to the surrounding tourism destinations, like the island of Escudo de Veraguas, the Archipelago of Bocas del Toro, the Ngäbe-Buglé Comarca and the nearby beaches and coastal villages.

VERAWA WORLD´S INNOVATIVE BUSINESS MODEL

The business model of VERAWA WORLD comprises essentially three different sources of revenues:

The first stream of revenue comprises the sales of 3,455 Tokenized Resort Rental Properties, distributed over 12 different themed Resorts. Resort Rental Properties will be sold to Property Investors that can either use their property as primary residence, second home, holiday destination, weekend getaway or rent the property out to visitors while it is not occupied.

Special Rental Property Designs

The Resort Rental Properties are specially designed to maximize quality of living and optimize rental possibilities. Accordingly, most Rental Properties are small one- or two-bedroom apartments, between 60 and 80 m2, at a price levels between $120k and $160k. These accommodations are affordable and easy to rent out to visitors at a price level between $100 to $150 per night. Our high-end clients are offered larger and more exclusive homes and apartments at price levels between $200k and $400k.

Blockchain tokenization

Our Resort Rental Properties are tokenized in our open blockchain, which provides Property Investors fast, easy, cheap and secure real estate investment transactions. Blockchain tokenization also allows for different secure and liquid investment vehicles, like “sole ownership”, “fractional ownership” and “long term lease”.

  • Sole ownership

    Sole ownership implicates a single person that owns a complete interest in a Resort Rental Property. Sole property owners can use the Property at any time and receive 100% of the rental profits. Sole Ownership is conveyed from one person to another through transfer documents registered in the Public Registry of Panama, or through a “token transfer” of the Property registered in our open blockchain.

  • Fractional ownership

    Fractional ownership is a method in which several unrelated parties can share in, and mitigate the risk of, ownership of a high-value tangible asset. With blockchain tokenization we offer Investors an easy, flexible and secure way to own a percentage (fraction) of the tokens that represent the Resort Rental Property. Fractional ownership significantly lowers the entrance barrier of the investment. We offer Fractional Ownership Investments as from $10,000. Fractional Owners receive a proportional share of the rental revenues and the upside of the property appreciation.

  • Long-term leasing

    Long-term leasing is one of the most common forms of property lease and is basically a residential rental agreement between landlord and tenant. Long-term leasing allows tenants to “use” the property instead of “owning” the property. Leasing agreements are offered between 5 and 20 years. By registering the lease agreement on the blockchain we can offer a very flexible, secure and liquid investment. Tenants can either use their property or rent it out to visitors to obtain similar rental returns as the sole and fractional property owners.

Target Groups

For the sales of the Resort Rental Properties we are targeting three key generational demographics; Gen X´s Millennials, and Baby Boomers, mostly from the United States, Europe, China and Panama. We are targeting people that have an affinity for eco, adventure, culture and wellness tourism experiences.

The total amount of revenues from the sales of the 3,455 investment units is projected at $566,802,600 over a period of 10 to 12 years.

The second stream of revenues comprises the “Management Fee” from the Rental Pool of the Resorts´ Rental Properties. It is projected that most of the properties will be occupied by their owners between 30 to 90 days per year, as a weekend getaway, holiday destination or second home. For the remaining period of time we offer problem-free rental possibilities through a well-organized blockchain based Rental Pool.

Management Fee

The VERAWA WORLD Rental Pool Manager charges a 30% of Management Fee over the gross rental price for booking & reservation services, payment services, cleaning, maintenance and any other service required by the visitors. 

Rental Return on Investment for Investors

Thanks to our innovative property rental concept, we are able to achieve high rental occupancy rates at competitive price levels. This is beneficial to both our Rental Property Investors and the VERAWA WORLD Rental Pool Manager. It is projected that at a 50% occupancy level and a 30% rental pool management fee, our Rental Property Investors will receive 12% to 15% yearly returns.

The total amount of revenues from the Rental Pool Management Fee of the 3,455 units is projected at $48,696,369 per year once the project is fully operational. These numbers are based on a 30% rental management fee, a 38% occupancy rate and a Home Owner Service Fee per Unit per Month of $180.00

The third stream of revenues encompasses the exploitation and operation of the amenities, utilities and activities of VERAWA WORLD, which will be either licensed to third parties or operated by VERAWA WORLD. Revenues will be generated from the following amenities, utilities and activities:

The total amount of revenues from the VERAWA WORLD´s amenities, utilities and activities is projected at $116,223,419  per year once the project is fully operational.

VERAWA WORLD TOURISM MARKETING

The second component of the VERAWA WORLDS business model encompasses the operation of the Resort Hotels. Each of the 12 Adventure Wellness Resorts will have a central Resort Hotel that manages both the Hotel Accommodations and the Rental Pool of the Residential accommodations.

The unique selling proposition of VERAWA WORLD as an international ecotourism destination is based on the value-for-money of its unique offering. The operations, attractions, accommodations and pricing strategy, have been modeled after some of the most successful adventure wellness Resorts in the world; thus, creating a unique model that will give VERAWA WORLD a core competence over other market competitors in Latin America.

The visitors target market for VERAWA WORLD consists of international travelers from North America, Europe and Asia, as well as Panamanian citizens and foreign residents. These responsible travelers are conscious about the environment and desire unique vacation experiences combining adventure, relaxation, cultural and nature- related activities. The value of VERAWA WORLD’S target markets has been estimated at around US$ 15.4 billion, according to the WTO, 2019.

MARKETING OPERATIONS

Marketing of VERAWA WORLD within the international travel and tourism industry is recognized as one of the most important aspects to its success. This effort will be facilitated through the coordinated efforts of two teams:
